The Beach

2023 Jersey Construction Council Awards - The Waves – won the Association for Project Management Project of the Year between £2m-£10m in association with the main contractor Rok Construction and our clients Bob & Sue Beslievre of Sycamore Properties Limited.

The development included 9 top quality, luxury beachfront apartments, houses, and penthouses, all with secure garage parking plus visitor parking and stores. 

Offering fantastic sea views and surrounded by natural beauty, in a great coastal location, this outstanding development, is finished throughout to the highest specification. The development also features charge points for electric cars, direct beach access and a communal bike store along with a private air-conditioned gym, fully equipped with shower facilities.

Morris Architects recognised the need for a sensitive approach to the historical context of the site, so the design included a significant enhancement to the historic assets on the site, particularly Martello Tower No 2. By removing the existing buildings that surrounded the tower, we provided public benefits by opening up the view and carefully restoring and refurbishing the tower. This allowed the beloved local landmark to shine and contribute to the enhancement of the overall historic context.

The two buildings to the north of the site, were strategically positioned to create a deliberate relationship with the Martello Tower, effectively opening up a significant space around the Tower. These buildings were set back from the road and seafront to enhance views of and beyond the Martello Tower for the public. Jersey granite was used in their construction, with a predominance of glazing to create a light and contrasting effect compared to the solid massing of the Martello Tower. 

After some challenging Planning and Royal Court decisions, it was finally nice to see this quite special project reach completion.
The Waves

Award Winning "The Waves"- high quality sea front residential development located on the Grouville coast road.

Working with Antler Homes, Morris Architects were commissioned to create one and two-bedroom apartments with a requirement for sea views and direct access from the underground car park, road, footpath, and amenity space. The amenity space was strategically positioned on the promenade side of the building to provide private gardens for the occupants, offering solar orientation and stunning sea views.

The design objective was to achieve a distinctly modern building that harmonized with the character of the surrounding area, while avoiding any imitation or pastiche influences. The architectural solution took the form of a 'U' shaped building, maximizing the surface area available for the apartments to capitalize on the sea views. This configuration also allowed for the inclusion of the amenity space and presented a visually appealing three-story façade to the street. To minimize its impact on the road and maintain a strong design approach facing the sea, the building was stepped back from the Havre des Pas road, forming a marine vernacular along the promenade. Passers-by from Havre des Pas encounter a building with a pedestrian height matched by the surrounding structures, lower than the existing Carlton Hotel, with glimpses through the building offering views of the amenity space and the sea beyond.

The sea-facing façade was softened using curved balconies, complemented by curved stainless steel and glass railings, creating a sense of flowing forms. This design approach was adapted and refined on the side elevations facing the street, incorporating more formal and proportional elements. The building was rendered in a light colour, with slate-covered infill cladding at the corners facing Havre des Pas. Stainless steel curved green-tinted glazed handrails provided protection for the balconies, while powder-coated aluminium windows were used throughout. To protect against harsh winter conditions, windows facing the seaside were equipped with integral shutters integrated into the building's fabric, offering residents the ability to close them during inclement weather. This provided additional protection from wind-driven rain and debris commonly encountered on this part of the promenade. The podium/base facing the promenade was constructed using Jersey Granite in a regularized longitudinal brick pattern with a battered form. The lower portion of windows facing Havre des Pas featured toughened glazed panels in a dark green/grey colour.

The choice of render as the building's finish was considered crucial, as it contributed to the sense of free-flowing forms and uninterrupted visual continuity. Render played an essential role in realizing the design concept inspired by the art deco seaside buildings found along the south coast, including Jersey. It was believed that any other material would disrupt the building's cohesive form and detract from the overall concept of mass and free flow. By using render, the eye was allowed to perceive the building as a continuous, homogeneous, and unbroken entity, supporting the architectural vision.
The Carlton

Redevelopment of the Carlton - Creating modern apartments with sea views and harmonious design.

The project undertook the challenge of the refurbishment of The Cedars with the tenants still in situ. Morris Architects relished the challenge and gained the Jersey Construction Awards  Sustainability Award in 2010 for their sensitive successful completion of the project.

Work involved new external insulated cladding/brick slip system. Replacement windows/doors. New curtain walling to stairs. Replacement balustrading to balconies and stairs.
The Cedars

The project involved a comprehensive constructional remediation and renovation of the existing building exterior, which included enhancing the thermal properties of the external envelope to meet modern-day standards, providing minor internal refurbishments, and upgrading services. Additionally, the existing lifts and services on all floors were replaced. As part of the project, the buildings were fully decanted to ensure a safe and efficient construction process. 

The scope of the project aimed to provide a significantly improved environment that met contemporary standards of comfort and sustainability, ensuring the longevity and viability of the building for years to come.
Windsor & Plaisant Court

Constructional remediation and renovations to an existing building.

The comprehensive redevelopment of Elysee Estate, which has been successfully transformed into Oak Tree Gardens, commenced in 1992 and spanned a decade until its completion. The project was executed in three distinct phases, each managed by different contractors. Ninety residential units, comprising of both two, three and four bedroom houses and flats, were thoughtfully constructed as part of this visionary development.

From Elysee Estate to Oak Tree Gardens: The 10-year transformation of 90 residential units.

The Le Squez Housing Estate Regeneration project's final phase demonstrates a successful implementation of architectural principles focused on fostering a sense of community and promoting walkability. With 154 dwellings, private courtyards, communal facilities, and under croft car parking, the design prioritizes functional living spaces while minimizing the presence of vehicles, allowing residents to move around freely and safely. 

The Jersey Architect Commission's commendation further validates the scheme as an outstanding example of innovative and thoughtful architecture that will positively impact the community for years to come.

Jersey Construction Council Awards 2022 – Project of the Year over £10 million.


We are pleased to announce that Practical Completion has been achieved at Edinburgh House, formerly known as La Collette Low Rise on Green Street, St Helier. 

Morris Architects are proud to have been the lead designers and contract administrators for delivering this prestigious development for Andium Homes.

The completed development provides 147 new life long homes for Andium Homes and was constructed by Dandara Jersey Limited.

The project was started back in 2008 when Morris Architects initially undertook a feasibility study to investigate increasing density on the existing site to provide additional affordable homes. The site contained original 1960's buildings, designated as a Listed Building Grade 4, and encompassed two protected open spaces. Planning approval was granted in 2015, however, owing to logistical constraints on the site several enabling works projects were undertaken including the creation of a new Electrical Sub Station and the relocation of the Oxygen Therapy Centre to Oak Tree Gardens prior to the demolition of the existing blocks.

This mixed-use development features 1, 2, and 3-bedroom units, and is intended for social accommodation purposes.

A central communal courtyard podium has been formed by the three residential blocks and a tiered public south facing terrace with views across to the beach will be supplemented by a new community centre, creating a great environment for residents now and in the future.
Edinburgh House (La Collette Flats)

In response to the Housing Department's requirement for three bedroom accommodation within the ring road of St Helier, a suitable site was identified, which had previously been designated for the construction of the new Police Headquarters, before the project was abandoned. The Planners stipulated that any new project on the site should be of a fairly high density and consist of a minimum of three storeys.

The proposed architectural intervention aimed to address the demand for three bedroom housing in the area, while adhering to the site requirements outlined by the Planners.

Housing development addresses demand for three-bedroom accommodation in St Helier's ring road.

The scope of the project involved constructional remediation and renovations to the existing building envelope, including enhancing the thermal properties to meet modern-day standards, providing minor internal refurbishments, and upgrading services. In addition, the existing lifts and services on all floors were replaced.

Given the urgency of re-housing the tenants during the renovations, adherence to the construction schedule was of utmost importance. Timely completion of the works was paramount to ensure that the tenants could return to their homes as soon as possible, without any undue inconvenience or delay.
De Quetteville Court

Renovations and upgrades to existing building envelope and services.

To construct 20 two storey, three bed semi-detached affordable homes within the Parish of St Martin. 

The new small housing estate required a new vehicular entrance off La Grande Route de Faldouet and a link to the nearby village amenities via a pedestrian walkway. Morris Architects chosen design complements the existing semi-rural location.
