What we do

As a full service RIBA Chartered Architects we can be there to assist you every step of your journey, from the first idea to the finished project and beyond.

Morris Architects team of dedicated professionals are there to guide you through. We will help you develop your brief in order that you can realise the best design outcome, prepare the relevant statutory Planning and Building byelaws applications required. We can then develop the construction information, to reduce the risk of cost escalation during the project, and allow you to select a builder to achieve the level of quality, programme and most economically advantageous tender costs.

On site we can administrate the building works contract on your behalf, liaising with your builder to ensure your design is realised in the way you imagined (or better!)

As Chartered Architects, we are professionally trained and accredited by the Royal Institute of Architects (RIBA). We hold Professional Indemnity Insurance and are required to undertake Continual Professional Development to ensure we stay current and offer the highest level of service.

 

Our highly skilled professional team of architects, designers and technologists will be there to guide you through the whole process from design to completion and beyond. Our team are at the end of the phone (or in person) to answer your questions every step of the way.

Concept Design

    This is where the design and planning process begins. When we first meet up we would try to establish your ideas and aspirations for the project.

     

    Working closely with you we would then develop your brief and translate your ideas into visually considered concepts that set the foundation for the entire design process. We can discuss site constraints, opportunities …

    This can include sketches through to 3D visualisations.

    Design Development

      Once an option has been agreed upon, the development process begins. Looking at potential material choices / defining the scope and quality of the finished project. Drawing the size and scale of elements into the proposal to establish better cost forecasting. 

      If necessary, we will prepare and submit a planning application on your behalf at this stage.

      Contract Administration

        Morris Architects are recognised for their technical understanding, construction knowledge and delivery of comprehensive coordinated construction packages of information.

         

        If engaged for site works, we will coordinate the consultant team information, we so we will assist in the preparation of the contract between you and your contractor, then administrate the construction contract,

        ​We believe in fostering strong partnerships with our clients, consultants and contractors. We ensure that all stakeholders are actively engaged throughout the process.

        Feasibility Studies

          This is a comprehensive evaluation of the feasibility of a building project. It involves an in-depth analysis of the project's viability from an architectural, financial and environmental perspective.

          We provide consultancy services, including site analysis, feasibility studies, and regulatory compliance assessments. These elements help you to make informed decisions about your project.

          Construction Documents

            Following a successful planning application your design development continues. The drawings and product specifications are developed further. Building byelaw drawings will be prepared to obtain Building Regulation approvals, then Construction information/drawings can be prepared, and Tenders can be invited and accurately compared from a range of contractors. A QS may become involved to ensure proposed bids are realistic and estimates are based on the scope of work.

            All of these elements are handled by our experienced team.

            Works on Site

              During the build, we will make regular site visits ensuring everything is going exactly to plan.

               

              Our team collaborates closely with contractors and other stakeholders to ensure that the design intent is realised, timelines are met, and quality is maintained throughout the construction phase.

              We will document each visit ensuring the quality of work and materials used are as designed.
