What we do in detail
The following outlines the Core Objectives as set by the RIBA Plan of Work.
Stage 0
Strategic Definition
We will visit site, listen to a client’s initial briefing, identify their business case, strategic brief and core project requirements, such as budget and programme targets. We advise on Health & Safety duties, the need for other specialist Consultants and provide a fee proposal for consideration.
Stage 2
Concept Design
(Pre-Application)
We like to collaborate with our clients and involve them in the design process. First thoughts will be illustrated through a series of sketch design meetings, to arrive at a solution that addresses the site and captures the brief.
This stage should include the direct appointment of a Quantity Surveyor to advise of initial project costs and ensure the emerging design is in-line with budget aspiration. Once an agreed concept design has been established we would undertake any pre-application enquiries to the Local Planning Authority.
Stage 4
Technical Design
(Building Regulations)
Once an approved planning application has been obtained we would prepare and submit the Building Bye-Laws application to demonstrate technical compliance with the statutory regulations. We would then continue with the preparation of the Technical Design Drawings and Specifications for the project, coordinating the Design Team and their respective packages of design information in order for the project to be tendered.
We would liaise with our client and design team to establish the best procurement route for tendering and selection of principal contractors based on the project parameters.
Before the conclusion of this stage further monitoring of the project cost targets will be reviewed with the project Quantity Surveyor.
Stage 1
Preparation and Brief
We develop the project objectives and aspirations and during this early project stage and assist with commissioning Topographical and Building Surveys, Project Consultants quotations and identifying key site constraints. Once the site analysis is completed, we can undertake an initial sketch scheme and develop a feasibility study if required.
Stage 3
Developed Design
(Planning Application)
We will develop the design following the consideration of guidance received from a pre-application enquiry and may need to adjust the proposals to achieve and incorporate any design comments. We are experienced in negotiating with Local Authorities and have successfully steered many projects to an agreed consent. We will complete planning application drawings, coordinate other Consultant reports and submit a planning application.
Stage 5 & 6
Works on Site & Completion
We will administer the Building Contract. This includes monitoring progress in accordance with the construction drawings, specification and contractor’s programme and undertaking regular site inspections and resolving technical design queries - to ensure the smooth progress of the project.
With the Quantity Surveyor we monitor cost impact of variations and certify payment to the Contractor against agreed progress and contract program.
