Five Oaks Affordable Homes Take Shape: 38 New Homes Designed to Blend with Village and Countryside

The development, now well underway, will deliver 38 new affordable homes, designed to support a range of household sizes. The homes will include:
• 3 two-bedroom homes for up to 4 people
• 19 three-bedroom homes for up to 4 people
• 14 three-bedroom homes for up to 5 people
• 2 four-bedroom homes for up to 6 people
Each home will benefit from private gardens and dedicated parking, while the wider development will include new vehicle and pedestrian access routes, landscaped areas, and both communal and public open spaces.
Respecting the Character of the Area
The site sits on the edge of the Five Oaks area in St Martin, where existing residential neighbourhoods meet the surrounding countryside.
To the south, the site adjoins the established Les Cinq Chenes housing estate, while to the west it borders La Grande Route de St Martin, where newer commercial buildings such as the Co-op Five Oaks store are located.
Because of this location, the design has been carefully considered to create a development that fits comfortably between the village and the rural landscape.
A Design Approach That Responds to Its Setting
The homes are arranged across two fields, with each area responding to its surroundings:
• Field S415A is designed to reflect the more rural character of La Rue des Friquettes, with a layout and scale that sit comfortably alongside nearby countryside properties.
• Field S470 connects more closely with the neighbouring Les Cinq Chenes estate, creating a natural extension to the existing community.
Key design principles include:
• Keeping building heights and scale appropriate to the area
• Breaking up groups of homes so the development feels more like a series of smaller clusters rather than one large block
• Providing planting and screening along the north eastern boundary to soften the development’s edge
